Development Programme
Improving Properties
Venture is committed to improving its homes for the benefit of residents. In the past five years, over 70 properties have been refurbished, providing tenants with, amongst other things, new bathrooms, kitchens, windows and central heating systems. Venture has also de-converted some of its properties from flats into family homes in order to meet the needs of customers with large families.
The Association is a member of the Fusion 21 supply chain. Fusion 21 is a consortium of Housing Associations in the Merseyside area who have joined together to form a purchasing club for building materials such as kitchen units, central heating systems, windows, doors and bathroom fittings. Membership of Fusion 21 allows the Association to take advantage of the buying power of eight Associations who, between them, have more than 90,000 properties.
Refurbishments programme at
Lowwood Road, Wirral.
De-conversion of two properties containing flats in to traditional four bed houses. Elm Park, Liverpool.
Refurbishment of 13-19 Radstock Road containing 20 flats. Works compromise remodelling of the front boundary areas, refurbishment of all flats and communal spaces. All facilities have been brought up to modern standards.
Grade II listed property contained within Clifton Park conservation area. All existing flats were refurbished to a high standard and the external façade and grounds were sympathetically restored in accordance with the planning department’s conservation criteria. This scheme was developed in conjunction with the YMCA
The Association has undertaken several refurbishment programmes to its properties contained in Percy Street, Liverpool 8. All flats were refurbished to a high standard with a focus on energy efficiency.
New Build Projects
Venture’s major new build project has been the development of its head office accommodation in Liverpool 6. Venture has significant stock concentration within Liverpool inner core, the major concentration being in Liverpool 6 and 7. Since 2000 Venture has been working with other Housing Associations, the City Council, police and local community to make the area into a place where people want to come and live.
The intention is that the relocation of the office together with the associated facilities will act as a catalyst for the area regeneration and help Liverpool City Council achieve its aim of creating a mixed tenure sustainable community within its inner core.

The Association has developed a range of properties throughout Liverpool and Wirral including bungalows, supported schemes, lifetime homes and wheelchair accommodation for rent.

Mixture of supported accommodation and general needs at Livingston Gardens, Wirral. This scheme was developed in conjunction with Wirral Social Services.
Future Development
In spring 2007 the Association will develop land on its new Boaler Street office site. The site will consist of 17 units consisting of four bungalows and 13 family homes.
