Gas Servicing & Electrical & Fire Door Inspections
Venture Housing Association, as all other social landlords are, required in law, to ensure that any gas appliances or electrical equipment supplied is checked and maintained at regular intervals.
Gas fires and boilers must have a safety check carried out each and every year, the electrical equipment in your home such as sockets, light switches and fuse boards must also be tested and checked but not as often, these checks only need doing every five years in flats, and every ten years in houses.
In order to carry out these essential maintenance items, the Association writes to each tenant well in advance of the due service date informing them that a service is required; we hope of course that they respond, and allow our contractors to call and carry out the work.
Should our tenants not respond to our request for access, we send a stronger letter, and then a letter warning the tenant of court action for possession of their home.
We as a caring landlord do not want to cause the eviction of our customers, but the law doesn't provide us with any other option.
Please, if you receive a letter from us requesting access for essential work, help us to help and protect you, and contact us, you can do this by phone, e-mail, in person at our office or you can write to us, but don't ignore the letters you may end up without a home to live in.
